Park Policies

Cancellation Policy for Nightly Reservations

  • Reservations of less than 7 days need to be canceled a minimum of 48 hours in advance for a refund of the deposit minus a $10 processing fee.
  • Reservations of 7 days or longer need to be canceled a minimum of 7 days in advance for a refund minus a $20 processing fee.
  • Monthly stays are not eligible for any refund of the deposit until you have stayed at the park.
  • Early departures for any reason are not eligible for refunds.

Site Rules

  • Check-out is at 11:00 am. Check-in is at 1:00 pm.
  • Speed limit is 5 mph. Please observe our speed limit to ensure the safety of all our guests. Remember… children are playing!
  • Wrap your water pipe upon arrival to prevent freezing or unhook your hose during cold weather.
  • Observe and obey all posted signage throughout the property.
  • Please respect guests' privacy by not walking through occupied sites.
  • All waste disposal hookups must be sealed with all hoses and connections free of leaks.
  • Trash – Help maintain a clean and tidy park by not littering. Please dispose of trash in the proper manner. This includes cigarette butts — do not throw them on the park grounds.
  • Place trash in plastic bags and dispose of garbage in the dumpsters. Do not throw personal garbage in restrooms, laundry, clubhouse, or other building trash cans.
  • Dumpsters are for household trash only. No furniture, mattresses, auto parts, etc.
  • Trash cans are not allowed on your space. Dispose of each trash bag directly in the trash dumpster.
  • No package or mail deliveries of any type allowed without prior approval. Contact management to have mail delivered. $20 yearly fee.
  • Your site fee covers 1 RV, 2 vehicles, and 2 adults occupying the site monthly. Additional adults over 2 are an added charge of $20 per month. Additional vehicles are $50 per month and must be parked in the overflow parking area. You must have management approval before parking in the additional parking area.

RV Policy

  • All RVs must be currently registered and maintained in good condition and in running order.
  • No RV deemed to be in "poor" condition (e.g., broken or cracked windows, flat tires, rusted, badly dented, or in need of paint) will be allowed in the RV Park.
  • Do not wash vehicles on property.

Outdoor Living Space

  • Only patio/lawn furniture and accessories may be left outside of your RV.
  • No pools, sprinkler systems, etc. outside.
  • Please do not remove picnic tables from other areas.
  • Park personnel will periodically inspect sites to assure compliance with park rules.

Vehicle Policy

  • Management is not responsible for damage, injury, or loss to either person or property.
  • Vehicle(s) may not infringe on adjacent sites.
  • RVs, automobiles, and motorcycles must be currently registered and in good running order. Vehicles with issues such as flat tires, dead battery, leaks, broken windows, or deemed to be in general poor condition, including exterior, may not be parked within the RV Park.
  • All vehicle repairs and/or maintenance (e.g., oil changes, lubes, etc.) are prohibited.
  • Do not park in empty sites or you will be charged full price for that site.
  • Any vehicle parked illegally is subject to being towed at owner's expense.
  • Do not drive through unoccupied sites.
  • Monthly guests: no utility trailers, boats, off-road vehicles, etc. are to be stored at your site. If there is space available, you may pay for overflow parking ($50 monthly).

Guest Responsibility

  • Any guest destroying/damaging the park or other customer's property will be required to make restitution. If your RV has an electrical problem creating a problem with the park electric and a certified electrician has to be called, you will be responsible for the cost of the electrician's service call and damages.
  • The Park shall provide utility hook-ups at the site for sewer, water, and electrical service. Guests shall not make any alteration to the electric, water, or sewer connections provided by the Park.
  • It is your responsibility to wrap your site water pipe from the ground to the point of connection. The Park shall not have any responsibility for the condition or functioning of any pipes, conduits, or wires from the point of the ground to the connection to the guest's RV. The park does offer this service for $40.
  • If the pipe bursts due to freezing, you are responsible for the cost of replacement.
  • Wastewater must be disposed of properly — no dumping on the ground. Please use the appropriate dump station or sewer connection. Disposal of wastewater in any other manner may incur a fine.
  • The Park reserves the right to disconnect utilities in order that repair, alterations, or additions may be made. Guests will be notified, when possible, of any planned utility system shutdown.
  • The Park shall not be responsible for any loss suffered by any guest from planned or emergency shutdowns.

Children

Parents are responsible for the whereabouts, safety, and conduct of their children at all times — so keep an eye on them please.

Code of Conduct & Policies

As our guests, please observe the following rules and most importantly, let us be reminded of the Golden Rule: "Do unto others as you would have them do unto you."

  • We value our park employees and help. We ask that you treat them and other guests with kindness and respect. Abusive language or behavior is cause for immediate eviction.
  • Smoking/Vaping permitted at individual sites only (no smoking in Clubhouse — strict enforcement).
  • Unreasonably loud and disturbing noise within the RV Park is prohibited at all times.
  • All guests should be courteous to other guests, ensuring noise levels are acceptable even during the day. Loud music is not permitted at any time. RV owners shall be responsible for the conduct of their family members, guests, and/or visitors while at the RV Park. RV owners, their family members, guests, or visitors who create a disturbance or behave in a manner that constitutes a threat or substantial nuisance to other RV park guests will not be allowed to remain on the property.
  • Quiet time is 10:00 p.m. to 7:00 a.m.
  • Please do not flush anything in toilets other than toilet paper. Flushable wipes, feminine supplies, and other items will cause a problem for your unit and our system.
  • Please keep your site area neat and organized.
  • Please do not move or modify the landscaping, electric, or plumbing systems (other than to insulate your water pipe).
  • No criminal or drug related activity in or near the Park will be tolerated.

Pet Rules

  • Pets are not allowed in the clubhouse, bathrooms, gym, and laundry areas.
  • Pets must be on leash when outside of the RV at all times. $25 fine for non-compliance.
  • All pet waste is to be cleaned up as soon as deposited, including at your site. You will be charged $25 for pet waste cleanup.
  • All pets must be kept on a hand-held leash at all times when outside your RV.
  • Service animals of any breed are welcome; however, these animals may not exhibit aggressive behavior.
  • We reserve the right to exclude pets from the RV park if we deem the pet to be a "problem."
  • Aggressive or barking dogs will not be allowed to remain at the park.
  • No animal is to be left outside the RV unattended. We do not allow outdoor kenneling.
  • The pet owner is solely responsible for any damage done to persons or property by the pet.
  • Only pets that belong to registered RV guests are allowed on property.
  • Wildlife/farm animals are not considered pets and are not allowed.
  • Failure to properly leash or pick up after your pet is cause for your reservation to not be extended.

RV Park Facilities

  • All rules regarding the use of these facilities must be observed.
  • Management reserves the right to restrict or deny the use of any facility.

Clubhouse & Laundry Room

  • Use of the laundry room and clubhouse is restricted to registered guests.
  • No alcohol is permitted in the clubhouse.
  • Restrooms/Showers: Use of the restrooms/showers is restricted to registered guests. Personal belongings may not be stored or left behind. All such items left behind will be discarded.
  • No Smoking: No smoking is permitted inside the clubhouse, restrooms/showers, or any other park enclosure.
  • Do not dye your hair or clothing in our facilities.
  • Do not wash dishes in the clubhouse. This includes in the restrooms and laundry facilities.
  • You must be over the age of 12 to be in the game room without an adult present.

All Public Laws and Ordinances

All public laws and ordinances shall be obeyed within the RV Park.

Hazardous Materials

No hazardous materials may be used or stored on the site, nor disposed of or spilled inside the RV park at any time.

Damages

  • The Guest is responsible for all damage or destruction of property, and any injury to persons, caused by the guest or his or her family, visitor, or pets.
  • The Park reserves the right to charge guests accordingly for any damage they cause to the grounds and/or Park facilities, including but not limited to broken waterlines, damaged/missing sewer connections, landscaping, and excessive debris clean-up (bottle caps, zip ties, cigarette butts, etc.)
  • Vale Valley RV Park retains the right to alter and modify any of the Rules and Regulations in keeping with the fairness and best interest of all participants.
  • Management's decisions in all disputes are deemed final.
  • Violation of these rules and regulations that result in damage or destruction to Vale Valley RV Park property or threaten the safety of park guests will result in the termination of your stay.
  • Additionally, park management reserves all rights to terminate guests' stay for any reason.

Management is not responsible for damage, injury, or loss to either person or property. The owner/management of Vale Valley RV Park absolve themselves from all liability and responsibility pertaining to loss by fire, theft, weather, acts of God, property damage, accident, or any other cause whatsoever, and guests agree to save, protect, and hold harmless Vale RV Park from all such liability.

Electronic Signatures: You agree that your electronic signature, whether digital or encrypted, is intended to authenticate the Terms and Conditions contained herein and to have the same force and effect as manual signatures. Delivery of a copy of this Agreement or any other document contemplated hereby bearing an original or electronic signature by email transmission in "portable document format" (".pdf") form, or by any other electronic means intended to preserve the original graphic and pictorial appearance of a document, will have the same effect as physical delivery of the paper document bearing an original or electronic signature.
